The importance of a roof due diligence report when acquiring a property

Roof+Options+Technology-01.jpg

When it comes to an acquisition of a property, getting a proper due diligence report done of the roof asset itself is important.

You want to separate the roof from all the other assets at that facility and make sure that you have a proper due diligence report that shows you:

  • how many roofs are currently on the building

  • what the condition of those roofs are

  • how much service life can you expect to get out of the roofs as they are today

  • what a budget number would be if a roof replacement project did need to take place

Understanding these items truly can be the difference between a good deal versus a bad deal when investing in commercial real estate.

So I highly recommend making sure that when you are going through that purchasing process or selling process as a seller, that you make sure you have a professional up on the roof doing a proper due diligence report for you.
