When it comes to commercial properties, most roofing companies do not understand the complexities of navigating major storm claims. The few that do, often opt to avoid working with insurance claims because of the extra time and effort involved in working with insurance adjusters and their engineers.

As a commercial property owner, you must remember that your insurance company is there to protect you in the event of damage or total loss to your roof. Your insurance company, however, has adjusters looking out for their own best interests in an attempt to minimize exposure. It is your right as the insured to have a roofing company who isn’t just looking for a reroof opportunity but looking to assist you in ensuring the scope of work covers everything you are entitled to.

A building owner needs an advocate and one who is a roofing expert.

Insurance adjusters will hire an engineering company to inspect a potential claim, with the ultimate goal of saving money for the insurance company. The engineering firm will typically outline a “general” estimating scope and send it to the insurance adjuster. The adjuster will often input the data into a software program called "Exactimate," and the software program will create a settlement.

Building owners who sign off on the adjustment are paid an upfront portion of the settlement known as the Actual Cash Value (ACV). Once the repair or replacement is completed, the building owner will receive the balance of the total adjustment; this portion is called Recoverable Cash Value (RCV). Sometimes the building owner will find that they have to pay a share of the project out of pocket due to ancillary work that needs to take place that wasn’t accounted for in the “Exactimate” total.

Almost always, a roof claim that was not handled through a roof expert advocate will result in a lesser quality roof system being installed rather than what the building owner was entitled.
